Right Time to Sell

The economic downturn has had a large impact on all Businesses all over the world. Also in the Costa del Sol. There are less visitors, people have less money to spend. Restaurants and Bars are not as full as in past years…

The Banking crisis (really a lending crisis) has made it very hard for people to get loans. People find it also hard to release equity from their homes because of the housing downturn. This means that there are fewer potential Buyers and the Buyers that are around have less money to spend. The profiles of potential Buyers has been changing practically continuously over the past year but they have one thing in common: they want a very good deal and they are rather careful what they buy. It is obviously very much a Buyer’s Market (but of course you knew that already).

All this has of course had a negative impact on the price that Businesses sell at or are advertised at.

However, there is also the positive side and that is the Exchange Rate for those Sellers who are returning to the UK. Euros will buy them now many more Pound Sterling than before. This means that a Seller might receive as much money in Pound Sterling as a few years ago.

If you want to sell a Business now, it is important to be realistic. If you price your Business too high, nobody will buy it. If you are willing to price your Business so it stands out in price from other Businesses for sale, you will probably sell fairly quickly. And sometimes it pays to try to sell your Business for a while at a price which is maybe not very low but still reasonably realistic. You might get a Buyer who really loves your Business and sees potential in buying now at the lower price. If the Business does not sell for a few months and you want to move things along a bit, you can still lower your price to a level which makes it more attractive in the current market.
